Director of Property Management

Shellie Davis has 21 years of success in commercial real estate management and leasing assignments of over 10 million square feet valued over $1.2 billion. Additionally, Ms. Davis has extensive experience with complex properties, handling them from inception of major developments to delivering consistent investor returns. She is responsible for maximizing the performance and value of the company’s portfolio of real estate assets that are owned and/or managed through acquisitions, dispositions, or operations.

Prior to Harvard Pacific, Ms. Davis held positions of Director of Operations with PennFlorida Companies, Asset Manager with Gemini Real Estate Advisors and VP of Property Management and Leasing with Levine Properties. She was responsible for implementing and building the Property Management and Brokerage profit centers managing and leasing office, retail, healthcare and industrial properties from Texas throughout the Southeast.

Shellie began her real estate career at Trammell Crow Company. During her tenure, she held Property Management positions managing key customer accounts including, Principal Financial Group, Prudential, Cabot Partners, Equitable Life Assurance, Lend Lease, Glenborough, AMB, RREEF, Crow Family Holdings, and Harbert Realty. Her brokerage, leasing and development activities included land acquisitions of which encompassed site and financial analysis, due diligence, and marketing analysis which resulted in $20M office project, a participating member of the project development team for the 27 story high-rise tower, the IJL Financial Center, in uptown Charlotte, North Carolina. She received her Bachelor of Science in Business Administration from the University of North Carolina at Charlotte. She holds the CCIM, CPM and RPA designations and is a member of the CCIM Institute, the Institute of Real Estate Management, and, Building Owners and Managers Association (BOMA). Ms. Davis maintains Real Estate Broker licenses in North Carolina, Georgia and Florida and has Class A Certified General Contractors License in the State of Florida.

As Director of Business Development, Lori provides oversight, management, and execution of strategic and operational initiatives for Harvard Pacific. These initiatives include performance of identifying market trends, opportunities and competitive threats, as well as, market research, surveys, and contract negotiations. While partnering with asset management, property management, project management, brokerage, clients and prospects, Lori works tirelessly to maximize the value of Harvard Pacific’s clients’ capital investments.

Prior to joining Harvard Pacific, Lori worked in the commercial real estate industry for over 13 years. She began her career with CB Richard Ellis in New York City in 2005 and continued with CB Richard Ellis in South Florida through 2008. Due to market conditions she transitioned into the banking industry working for Wells Fargo as a Business Development Officer in Sarasota. Lori returned to the commercial real estate industry in 2014 with a boutique retail firm Hybridge Commercial Real Estate located in Tampa as an Operations Manager. She later became a Senior Client Services Coordinator with Colliers International.

Bill has worked in the commercial and industrial construction field for 17 years. As a Project Manager with Harvard Pacific he has completed over 1.5M SF in construction projects and over 7M in commercial capital improvements. Bill is driven by providing deep value add to all source funding by maintaining a high regard of fiduciary responsibility. Mr. Hadley maximizes the value of the capital investments across the portfolio through day-to-day project management oversight of tenant and capital improvement. He partners with owners, architects, engineers, contractors, property managers, and tenants with high professional standards. In January 2018, Bill earned LEED Green Associate international credential by practicing and demonstrating basic knowledge of green design, construction, and operations throughout the portfolio of Harvard Pacific managed assets.

Prior to joining Harvard Pacific, Mr. Hadley was a Senior Project Manager in a variety of commercial,industrial, and federal government arenas for several general contractors, engineers, and design-build firms. Bill has served with the U.S. Navy Seabees as an enlisted Operations Petty Officer. Mr. Hadley’s education background includes a B.A. from Lackawanna College and an A.A. in
Construction Management from Johnson Technical Institute.

Tiffiny Deal joined Harvard Pacific in May 2018 as Property Manager. Ms. Deal has been working in the Orlando market for more than 14 years with experience at managing office, medical, industrial and retail building portfolios.

Tiffiny is committed to enhancing value of the assets through tenant retention, control of operating expenses and management of daily operations. Tiffiny is responsible for financial reporting and budgeting, capital and tenant improvements, construction oversight and tenant relations. She has also played a key role assisting investors in due diligence of acquisitions and preparation of new property management assignments.

Tiffiny began her career at the Bank of America Center, a 28 story Class A high-rise tower in the heart of downtown Orlando. During her time at BOA she was part of the team obtaining BOMA Orlando TOBY Building of the Year Award and Real Estate Award for “Best in the Industry” presented by CEL & Associates, Inc.

Melissa N. Cronk serves as Property Manager at Harvard Pacific, overseeing 12 properties totaling 951,227 SF. She creates value by forming lasting relationships with tenants, staff and vendors. Her role includes tenant retention, monthly and quarterly financial reporting, annual budgeting, AP/AR, disaster planning, tenant move ins/outs, lease abstracting, assisting with capital and tenant construction projects, bidding and securing vendor contracts, building inspections, and CAM reconciliations/estimates.

Ms. Cronk has over 14 years of commercial property management experience. Her proven tenant retention profile illustrates her focus on customer relationships and dedication to the highest level of service. During her tenure, she continued to excel and advance in her career holding positions of Office Administrator, Property Services Associate, Assistant General Manager and Property Manager. At all levels of property management during her tenure, Melissa has proactively and positively impacted tenant retention and ownership expectations with her impressive range of expertise and customer service skills. Melissa has also Ms. Cronk has managed 8 direct reports and coordinated numerous tenant relation events for over 3,000 people.

Melissa has worked at high profile companies such as Crescent Resources, Carter, Jeffrey Management, Jones Lang Lasalle and Bridge Commercial Real Estate. She has managed large, notable Class-A commercial assets in the Tampa Bay Area including Corporate Center One, Two and Three @ International Plaza, Hidden River One, Two and Three, Baypoint Commerce Center, SunTrust Financial Centre, Fifth Third Center, Westshore 500 and Sabal 6 in the Sabal Office Park, ranging from 384,000 SF – 1.5 million SF.

She has served notable clientele such as Stearns Weaver Miller, Vinik Family Suite, Greenspoon Marder, Anchor Glass, Gray Robinson, Synergy, 22Squared, Hapag-Lloyd, Cherry Bekeart Holland, T. Rowe Price, Walter Industries, Gerdau Ameristeel, Carlton Fields, Progressive Insurance, PriceWaterhouse Coopers, Outback Steakhouse’s corporate office and Numara Software.

Melissa has been a licensed Florida Real Estate Salesperson since 2001, a member of the St. Petersburg Chamber of Commerce, St. Petersburg Young Professionals Council, 7+ year BOMA Tampa Bay member to include a multiple TOBY award winner for outstanding property management. Ms. Cronk is a longtime member of the Florida real estate community, where she has developed strong relationships with Tampa Bay businesses and commercial real estate associations. These relationships developed into positive connections with vendors, tenants and real estate brokers.  

Melissa studied psychology and travel and tourism planning at the University of Florida in Gainesville and graduated from the University of South Florida in May 2003 with a B.S. in Communications.

Ms. Cronk is a St. Petersburg native. Her passions include enjoying the beautiful Florida beaches, traveling, fishing, riding her motorcycle, volunteering and spending time with her pups/felines, family & friends.

 

Patricia Clemens

As a Property Accountant for Harvard Pacifc, Patricia is responsible for corporate fund level accounting for our institutional real estate investors. She manages fixed asset accounting, accounts receivable, accounts payable, lease administration, tenant reconciliations and financial reporting for 10 properties totalling 1.3M SF.

She has worked in the commercial real estate industry for over 18 years. Prior to joining Harvard Pacific, she worked at Colliers International for four years managing the accounting and financial reporting for institutional investors Invesco, Teachers Insurance and Annuity Association and LaSalle. At RMC property group she adminstered accounting for leasing, management, development and title insurance.

She attended the University of South Florida and double major in accounting and management. She obtained her Florida Real Estate license in 2001.

Inti Aggarwal joined Harvard Pacific’s innovative team as an Accounts Payable accountant in June 2015. In December 2015, Inti transitioned into a Senior Property Accountant role and has proven to be a valuable addition to the firm. Her responsibilities include financial reporting, bank reconciliations, budgeting, lease administration, fixed assets and day to day accounting operations for several commercial investment properties and funds.

Before working at Harvard Pacific, Mrs. Aggarwal served in the accounting/administrative department at Innovative Pain Solutions in Kissimmee, FL. Mrs. Aggarwal graduated from SNDT University in India with a Bachelor’s degree in Computer Science & Technology and received a Master’s Degree in Accounting & Financial Management from Keller Graduate School in New York.

Liudmila Modglin joined Harvard Pacific as a property accountant in 2018. When she became a member of the Harvard Pacific staff, Liudmila brought 20 years of experience in finance and accounting, including 12 years spent in residential and commercial property management industry. She served more than four years as a senior staff accountant for Colliers International, where she prepared the monthly financial reports for a portfolio of 15 properties including institutional accounts like LaSalle. Liudmila is a detail-oriented expert in all accounting principles, bookkeeping procedures and standards, and office practices. She is well-versed in Russian and English language.

Liudmila holds a Bachelor of Arts in Accounting from Moscow University and Master of Business Administration degree in Finance from Aspen University.

Eddie Packlick

Edward Packlick is the Chief Engineer for the Lakeview Office Center and Eastpointe Center. He is responsible for maintaining daily building operations, engineering preventive maintenance, life safety systems and tenant related requests. By maintaining a positive working relationship with tenants, contractors, vendors, as well as property managers, his goal is to maximize tenant satisfaction and building improvements for Harvard Pacific properties. Recent Capital improvements managed by Mr. Packlick include the installation of several 30-ton HVAC package units, roof replacement projects, a 400-ton chiller replacement, Lakeview Lobby renovation, and a new WebCTRL building automation system several, one of the first in the country.

Prior to joining Harvard Pacific, Mr. Packlick worked for both CBRE and Cushman & Wakefield as a Building Engineer. Most notable, Mr. Packlick served in the United States Coast Guard for 20 years as a Chief machinery technician with an extensive background and training related to engineering. His duties included maintaining and completing engineering preventive maintenance on HVAC systems, diesel generators, power distribution systems, and life safety systems.

Bruce Canter

Bruce Canter joined Harvard Pacific in 2015 as the Chief Engineer for Tampa International Business Center.   While at Harvard Pacific, Mr. Canter has managed several roof, chiller and RTU replacements at Tampa International Business Center.

Mr. Canter previously worked for CBRE providing maintenance services for 500,000 SF of Class A & B Office.  In addition, Mr.  Canter, consolidated three Aerospace manufacturing Facilities in two (reduced footprint by 50%) while maintaining full production and front office functionality.  Remodeling included all manufacturing utility services (power, lighting, DI water, nitrogen and HVAC), installation of storage carousels and office furnishings.  Bruce has 20 plus years of HVAC, utility power and control systems experience.

Miguel Martinez joined Harvard Pacific in May 2018. He is the Chief Engineer at the Resource Square properties in Orlando, FL where he has cared for the buildings for approximately 12 years.  His responsibilities include daily building operations, building systems, safety compliance, contracted work, tenant/vendor requests and preventative maintenance.

Prior to joining Harvard Pacific, Mr. Martinez was an Assistant Manager for Turner Construction with 12 years of industrial commercial warehouse experience.  Mr. Martinez assisted Turner with their first property management project at the water front adjacent Brooklyn Army terminal, 13 buildings totaling more than 2.5 million sqft. and a rail road for the New York City Economic Development Corp. (NYC-EDC); and the rehab of the Brooklyn Bush Terminal development.  Mr. Martinez and his team handled all construction aspects involved in rebuilding the water front properties piers, as well as, the electrical transfer switch replacement, building upgrades and the maintenance of all HVAC systems.

Miguel has over 29 years of experience that has provided him with an exceptional understanding of complex building operations and maintenance.

Carlos joined Harvard Pacific in 2015 as Building Engineer.  Carlos is responsible for carrying out routine and emergency maintenance tasks, replacing or repairing defect equipment and making sure all facets of the buildings and common areas are well cared for.  As an integral part of the Harvard Pacific team he delivers superior customer service when responding to tenant service requests.

Prior to Harvard Pacific, he worked at Cobham, a defense contractor, as a facilities maintenance engineer.  He also has experience as a metal fabricator, welder and in residential and commercial flooring installation.
